St. Bourke was engaged to reposition a project formerly known as Magnolia Park, a blank canvas residential community that was stalled and subsequently neglected following foreclosure in 2008. The project already had the majority of infrastructure in place, but no homes or community improvements had been constructed. St. Bourke’s objective was to prepare the community for sale by unlocking value and creating a competitive advantage by optimizing the community’s utility and aesthetics.

The project faced a number of critical issues:

  • Severely damaged infrastructure and utilities.

  • Outdated and inefficient site plan and no recorded final plat.

  • A stigma as an incomplete, broken and failed development.

  • A lack of identity and unbuilt community improvements

St. Bourke assembled a highly specialized team to realize the project’s potential, by focusing on:

Site plan configuration – St. Bourke improved the efficiency of the land by reconfiguring the lots for construction, and provided technical engineering services and oversight of the administrative approval process to secure the final plat. The optimized site plan improves marketability by accommodating diverse product types and minimizing future construction costs for homebuilders.

Entrance features – a creative landscape architect was engaged to design a new entrance and accompanying landscaping, allowing the homebuilding partner to commence construction without administrative delays.

Activating the greenspace – a walking trail was designed to be developed with custom signage and design elements to serve as a natural amenity for the community.

Project identity – the team collaborated with a leading branding firm to create a regionally-relevant identity, including a new name and logo. The community was rebranded as Adams – a historical nod to a locally-born jazz musician – and the streets were renamed after female U.S. trailblazers to represent the community’s progressive spirit.

General Cleanup – the project was also refreshed internally including extensive pressure washing, road and curb repairs, and the installation of custom decorative street signage. A proactive asset management plan was also implemented to preserve the remaining infrastructure and prevent further deterioration.

Additionally, the team consulted with local builders and potential buyers throughout the process to ensure the final product would be positioned correctly for sale. The value-add strategy has been finalized and contractors have been engaged to implement the planned works.
